Brief
A workplace retrofit that starts with what already exists: daylight, structure, and the everyday routes people take. New planting and shared rooms turn efficiency into a more generous brief.
Site & context
The offices occupy an existing campus beside a planted urban corridor in Amsterdam. Rather than begin with an empty plan, the project starts with the building’s strongest assets: daylight, structure, and familiar routes.
Concept
Shared rooms and planted pauses are inserted along the existing circulation line. The plan keeps private focus areas close to collective spaces, making movement through the building feel natural rather than managed.
Materiality & construction
Existing finishes are selectively repaired and paired with timber workstations, recycled acoustic surfaces, and mineral-coloured partitions. Planting is treated as part of the interior material palette, not as decoration added afterward.
Sustainability
Retrofitting preserves the existing structure and reduces construction waste. Reused furniture, daylight-led planning, natural ventilation, planted shading, and efficient services make the workplace lighter on resources.
Outcome
Green Line Offices turns efficiency into a more generous brief. The completed retrofit gives people a workplace that supports concentration, movement, and informal exchange without demanding a complete rebuild.
